Creating Sash Windows That Reflect Tradition

At Old English Doors, we craft bespoke sash windows that honour traditional design while offering modern performance. Built to fit seamlessly behind the brick reveals of period properties, our sliding sash windows maintain the charm of classic styles without the draughts and rattles of older designs. Fully compliant with modern building regulations, they feature energy-efficient 24mm double glazing with “low E” glass coatings, ensuring your home stays warm and efficient while preserving its historical character.

Sash Windows: The Most Technically Demanding Window in Period Joinery

The vertically sliding sash window is among the most architecturally significant — and technically demanding — elements of British period building. Where a casement window is structurally straightforward (a frame, a hinged opening light, a fastener), a genuine sash window is a precision mechanical system: two weighted, counterbalanced frames that slide vertically within a box frame, held in any position by concealed cast iron weights connected via cord or chain running over pulleys set into the frame itself.

This mechanical complexity is precisely why sash window restoration and reproduction is so frequently done badly. A genuinely correct timber sash window requires accurate box-frame construction with properly sized weight pockets, correctly specified sash cord or chain and pulleys capable of smooth long-term operation, and glazing bar proportions that match the specific period and status of the property — Georgian sashes typically used multiple small panes divided by relatively fine bars, while later Victorian sashes increasingly used larger panes as glass manufacturing techniques improved, often with a single large pane in the lower sash and smaller panes retained above purely for visual rhythm.

Modern "sash style" uPVC and aluminium windows almost universally abandon the genuine sliding sash mechanism in favour of a tilt-and-turn opening method disguised behind a sash-style external appearance. This is immediately apparent to anyone who actually operates the window — there is no genuine vertical sliding motion, no counterbalance, none of the smooth, weighted operation that makes a real sash window function as it was designed to. For period properties, particularly those within conservation areas or carrying listed status, this kind of cosmetic approximation frequently fails to satisfy planning or listed building consent requirements specifically because the operating mechanism, not just the appearance, is assessed.

Genuine timber sash windows, built correctly, also solve the practical concerns that often drive homeowners toward uPVC in the first place. Modern double-glazed sash units with appropriate draught sealing achieve thermal performance comparable to uPVC alternatives, while secondary glazing offers an additional option for listed properties where the original single-glazed sashes themselves cannot be altered.

We build every sash window at Old English Doors using genuine box-frame construction with correctly specified weights, pulleys, and cord or chain systems — not a sash-style appearance applied to a fundamentally different opening mechanism. Glazing bar proportions and pane configurations are determined by the property's specific period, drawing on surviving original examples wherever they exist.

We design and install bespoke timber sash windows across Nottingham, Leicester, Derby, Sutton Coldfield, Manchester, St Albans, Birmingham, Coventry, Wolverhampton, Northampton, Warwick, Solihull, and Worcester, including extensive experience within conservation areas where genuine sliding sash mechanisms, rather than cosmetic approximations, are frequently a statutory requirement.
